Originally in service as the Ludwig Drum Factory, Willow Square was a 4 building conversion of both timber and concrete buildings in the Chicago Bucktown neighborhood. This $25m build out of 115 condominium units included a “duplex in the sky” concept which made use of the 25’ ceilings on the top floor and newly constructed private roof decks on front and back of the “sky units”. These decks offered panoramic Chicago skyline views from multiple vantage points.
This converted building on Chicago’s near South Side was one of the first in a now dynamic neighborhood. As a pioneering location, this project offered 96 Chicago style timber lofts with an adjoining parking structure and 9 unit new construction townhome project. $20M condo build out and $2.4m new townhome project celebrated the traditional Chicago red brick architecture while preserving the history of the Luster Hair Care Factory which had been a family run operation in the condo building for decades prior to the conversion.
This 54 unit building with stunning clock tower at the building apex is situated on Chicago’s northwest side. $15m build out included new kitchens, bathrooms, and hardwood floors. Emerging as an early prototype for the Chicago style loft this project successfully sold out prior to a single unit being built. The 7 new construction townhomes complimented the project as a whole by offering a single family component which served to blend the project into the neighborhood of single family homes.
112 unit, this $25m build out of 1 and 2 bedroom condominiums was the first in the newly named Fulton River District. Originally the China Club nightclub, this building’s history as a Chicago hot spot was part of the cache for the new neighborhood and lifestyle that was created by the installation of this building. This building included mixed use office and retail on the first floor which serviced the residents and neighborhood at large.
381 unit conversion of an historic Daniel Burnham building was the largest residential conversion in the country at the time of its completion. Taking a Chicago style soft loft to a new level, the Randolph Place project set a new standard for luxury in Chicago urban housing. 1, 2 and 3 bedroom loft style condominiums including luxury penthouse suites and private roof top decks enjoying Chicago River views were the highlight for this $85m adaptive reuse project. A 450 car-parking garage, a law firm, and retail space on the ground level including and day spa and the renowned Nine Restaurant and Ghost Bar were incorporated into the master plan for this one million square foot rehab.

The reconfiguration of 7 individual buildings into one cohesive building was especially challenging given the different floor heights of each building. 171 units were created from 6 buildings of both timber and concrete construction as the bones of this $65m build out and conversion of the Eastland Electric Complex. Incorporating innovative architectural and design elements to convert a regular city alley into the entry “spine” of the new project, 500 S. Clinton was the flagship for the South River District, a newly developed neighborhood on Chicago’s near South Loop.
The $4m build out of 35 new construction townhomes developed as a neighborhood enclave on Chicago’s Northside included a center courtyard for gathering and social exchange. Individual garage parking and luxury finishes were included in these 2 and 3 bedroom classically designed townhomes.
The $25m conversion of this historic Kansas City landmark included the renovation and repair of the original Western Auto Sign that highlights the Kansas City skyline. The main building flat iron building of the complex, designated as a Kansas City Landmark, required historic window installation and the repair of the original terra cotta façade. Three converted buildings totaling 135 units became a center point for the rejuvenation of the Arts District in Kansas City, Mo.
551 units, $100m conversion in Hollywood, Florida of a concrete block 1960’s art deco style building on the Atlantic Ocean. The luxurious pool deck overlooking the beach punctuated this beautiful project just across AIA from the Intracoastal waterway. Studios, 1, 2 and 3 bedroom units were converted into condominiums for sale serviced by mixed use retail including an Italian market, dry cleaners and other in building amenities. Beach club membership was also available.
435 units, $50m conversion in the Biscayne Corridor of Miami, this new construction building which had never been occupied was converted into luxury condominiums on the scenic Biscayne Bay. 550 car parking garage and mixed use retail including gourmet eateries served this emerging neighborhood, now a well established sought after address in Miami.
722 units in Hollywood, Florida, this ocean front multi-building rehabilitation project was one of the fastest selling projects in Hollywood history. Sold out in less than 30 days, this $85m build out included new interior unit and common area finishes. The newly constructed party facilities, workout facilities and general building amenities were state of the art design.
266 units this $65m build out was the quintessential Chicago Style Loft project. Original timber construction was the backdrop to three interior gardens which were built out of the original building light wells all engineered with urban garden technology to support the green space and drainage on the interior courtyards. A Pub-style party room and shared media center were among the common amenities offered to these urban loft owners. A bamboo appointed lobby with rock garden accentuated the building theme for all visitors.
125 condominiums, 330 Condo-hotels and planned hotel expansion for additional 1000 hotel units spanning AIA in Hollywood, Florida from the Intracoastal waterway to the Atlantic Ocean. 300 units, Aventura, Florida offered golf course and ocean views in one of South Florida’s most sought after locations. Newly finished 1, 2 and 3 bedroom units in a shared complex near the famed Aventura Mall made this $25m conversion with pool side condominiums a successful project.
1681 units, 550 of which were converted to condominiums, in this $168m 5.5 acre rehabilitation of the famed Flamingo resort on South Beach’s Biscayne Bay became one of the most saught after properties in South Beach. Located on the Bay side of South Beach, this mixed use master planned development included a day spa, dry cleaners, restaurant/café, dog groomers and other essential South Beach amenities for luxurious living. Redesigned by New York’s Rockwell Architecture group, the timber cabanas and bay side marina were lushly landscaped to create a Bay side oasis.
500 garden style apartments converted into condominiums in both strategically selected communities in Orlando and Sarasota. Build out for the Serenata projects of $50m included refinishing common areas, pool decks and interior units. Finely landscaped communities included strolling walkways and parking for over 600 cars.
